Indicative Valuation

How Can You Get a Sense of the Price?

We'll look at comparable listings and the features of your property.

A Price Needs an Explanation

An indicative view of the price starts with an accurate property description. We look at the location, layout, condition, floor, associated features and available documents. We compare these details with publicly available listings and point out differences that could distort the comparison. The result is a summary of the sources used, pricing context and open questions, not a formal appraisal. We'll confirm the scope and timing once we've seen the available information and agreed on the purpose of the indicative valuation.

What We Base It On

Property Features

We'll consider the layout, condition, associated features and what can be documented. Where information is incomplete, we'll state clearly what remains unverified.

Local Comparisons

We'll review available listings in Žilina and the surrounding area. An advertised price, however, may differ from the price ultimately agreed.

A Clear Summary

You'll receive an explanation of our approach and the factors that may affect the price. You can ask why we did not consider a particular listing comparable.

When Do You Need Another Specialist?

Our indicative analysis can help you consider an asking price or make an initial decision. If you need a value for a loan, court proceedings, inheritance or another official process, check whether a formal appraisal is required. We do not issue formal appraisals. Market conditions can also change, and any transaction depends in part on the other party's interest. We'll explain clearly what our assessment is for, so you don't use it in place of a document intended for another purpose.

Send Us the Basic Details

The location, property type and reason you need pricing context are enough to start.
